DEPARTMENTAL RECOMMENDATION:

The Department of Resource Management (Department) recommends that the Board of Supervisors adopt a resolution accepting the dedication of public right-of-way along Olive Avenue (County Road No. 599) for Minor Subdivision MS-24-01 (Chisamore).

SUMMARY:

Minor Subdivision MS-24-01 creates two parcels, 3.00 acres and 6.70 acres each, within the Rural Residential 'RR-2.5' Zoning District. Both Parcels (A and B) front Olive Avenue (County Road No. 599) approximately 0.25 miles south of East Tabor Avenue, in the unincorporated area of Fairfield in Solano County (Attachment C). The Tentative Map was conditionally approved through a noticed public hearing held by the Zoning Administrator on March 6, 2025. Condition number five of the Conditions of Approval for Minor Subdivision MS-24-01 require the subdivider dedicate public right-of-way, 10-feet in width, along the existing frontage to achieve an ultimate halfwidth of 30-feet from the centerline of the existing right-of-way. The right-of-way being dedicated is located along the westerly side of Olive Avenue, south of East Tabor Avenue, being 10-feet in width and approximately 485-feet in length. This equates to an area of approximately 4,850 sqft (0.11 acres). The dedication of public right-of-way satisfies the current half-width requirement set forth in the Solano County Road Improvement Standards and Land Development Requirements.

This offer of dedication is in accordance with Chapter 26 of the Solano County Code and adoption of the resolution (Attachment A) will result in the dedication being accepted and recorded when the Parcel Map is recorded with the County Recorder.
